Exclusive home in Merivälja park forest

Goldleaf

The Kuldlehe building is located in the prestigious Merivälja neighbourhood, offering modern architecture and comfort in a natural environment. The apartments have been designed to meet high standards, incorporating high quality finishes and energy efficient solutions. The location of the building allows for sea views and views of the Tallinn skyline within a short walking distance.

Low heating costs and sustainability

Goldleaf homes are designed with energy efficiency in mind, which helps keep monthly heating costs low.

  • The building will be heated by underfloor water heating, using energy from an underground heat source.
  • In addition, the solar panels cover part of the building’s electricity consumption, making the solution even more economical.
  • Triple glazing and well-insulated walls reduce heat loss. The result is a home that is both comfortable and environmentally friendly.

Convenient technology

The Kuldlehe building is equipped with modern solutions to make everyday life more comfortable. Technology transforms the Kuldlehe home into a modern and functional living space.

  • The parking spaces in the apartments are equipped with electric car charging and a smart garage door opens with a remote control.
  • The ventilation system is adjustable and equipped with a heat exchanger to keep the air fresh.

Pros of the gold leaf

Energy efficient

There are solar panels on the roof to compensate for the house’s electricity consumption. The heating solution is geothermal heating based on energy bales.

Water floor heating

The apartments are kept warm by underfloor heating. The heat for the heating comes from energy cables drilled into the ground.

Underground car park

All parking spaces are under the building, with two parking spaces for each apartment.

Ventilation

Each apartment has its own heat-regulated ventilation system, which can be set to suit your exact needs.

Playground

A playground will be built in the park area behind the house at Vahtriku tee 10.

Smart grey door

The garage door can be opened with a remote control, with a separate control for each parking space.

High ceilings and doors

The height of the ceilings on the first floor is 2.8m throughout. The height of the ceilings on the second floor varies between 2.6m and 3.6m depending on the pitch of the roof. Internal doors with a height of 2,3m.

Windows with triple glazing

Triple-glazed double glazed windows with wood-aluminium frames reduce heat loss by up to 30% and are more soundproof and weather-resistant.
